Short Term Rentals

One of the most popular questions the Planning and Zoning Department gets is Can my property be used as a short term rental?

Any residential property can be rented for more than 6 weeks, however, there are restrictions on where short term rentals (6 weeks and less) are allowed in the City.

Our codes refer to vacation rentals as 'Tourist Homes' in our Land Development Code (LDC) and 'Seasonal/Short Term Rentals' in our SmartCode. Depending on where your property is located, either the LDC or the SmartCode applies. The zoning of your property will help you determine which code to refer to.

You can always contact the Planning and Zoning Department to verify an address to see whether a tourist home/short-term rental is allowed.

Land Development Code (LDC) Standards:

The following standards apply to 'Tourist Homes' (links to the specific LDC code sections provided):

  • Rented for periods of six (6) weeks or less.
  • Can only be in single-family, detached homes.
  • Cannot be located within 1,200 feet of a pre-existing, approved tourist home.

  • Rented for periods of six (6) or less.

The following zones potentially allow 'Seasonal/Short-Term Rentals':

If a zoning district is not listed above, a tourist home/seasonal/short-term rental is not permitted.

  • Short Term Rental Map (PDF) - Use this map as a guide. The legend outlines the information above regarding where this use is allowed. Anywhere shown in white on this map does not permit short term rentals/tourist homes. The areas in white would be permitted to rent more than six (6) weeks.
  • Zoning Map - You can search by address or parcel number to see what the current zoning is for a property to help determine if a short term rental/tourist home would be permitted. If you click on the 'Layers' icon in the menu, you can turn on the 'Transect Zone' layer which shows the properties that follow the SmartCode standards. Please note, on the zoning layer, these properties will show up as SAP (Special Area Plan) until you turn on the Transect Zone layer.
